Electronic Signature

Signing the bulk of your documents ahead of time with Quick Close could shave an hour or more at the closing table! Examples of documents that can be electronically signed include:

  • W-9: This might be the best form in the whole package! It allows us and future loan servicers report interest you pay to the IRS.
  • Uniform Residential Loan Application (1003): This is the final copy of you application that reflects both your loan terms and what we have verified during the loan process.
  • 4506-T: Enables lender or third party to request a copy of your federal income tax transcripts.
  • SSA-89:  Allows lender or third party to verify applicant’s Social Security number to reduce risk of fraud.
  • Initial Escrow Account Disclosures:  Declares how much you have in escrow for items such as real estate taxes and insurance.
  • Various State and Federal Disclosures: These represent the plethora of forms that attorneys and legislators have deemed necessary for us to provide. You can now sleep better at night!

Physical Signature

Once at the closing table, you will need to physically sign the remainder of your documents. These include but are not limited to:

  • Note: Evidence of the mortgage indebtedness, including the amount and terms of repayment.
  • Mortgage or Deed of Trust: This document pledges the property as security for the note.
  • Compliance Agreement:  Your consent to cooperate with post-closing requests to fix errors to your loan docs.
  • Name/Signature Affidavits:  Capture any variations to your name or signature on your credit profile and other legal documentation.
  • Notice of Right to Cancel:  If you are refinancing, this document gives you the option to cancel the contract within a specified time frame. By law, the homeowner has three business days to cancel the loan after closing.
  • Any other Document to Be Notarized: It's possible that there are documents not listed above that you are unique to your loan that will need to be notarized. Such documents will need be signed with ink in the presence of a notary.
